c&#243;mo gana dinero, comprendo las din&#225;micas del mercado y, sobre todo, soy capaz de distinguir si est&#225; barato o caro&#8230; entonces para m&#237; est&#225; dentro de mi c&#237;rculo de competencia, dentro de mi &#8220;territorio&#8221; de inversi&#243;n.</p></li><li><p>Si no se cumple lo de arriba, para m&#237; no lo est&#225;, y simplemente no invierto.</p></li></ul><p>A partir de aqu&#237; se me abren dos caminos:</p><ol><li><p><strong>Estudio m&#225;s</strong> el sector, el mercado o el modelo de negocio para <strong>ampliar mi c&#237;rculo de competencia</strong> y tener m&#225;s opciones donde invertir.</p></li><li><p><strong>Lo delego</strong> en otras personas que s&#237; lo dominan y que s&#237; saben analizar si algo est&#225; caro o barato.</p></li></ol><p>En <strong>renta variable</strong>, siempre uso la opci&#243;n 1: intento ampliar poco a poco mi c&#237;rculo con nuevos mercados, sectores y tipos de negocio.</p><p><strong>&#191;Por qu&#233;? </strong>Primero, porque me gusta. Y segundo, porque como me gusta, ya le he dedicado muchas horas y tengo una base s&#243;lida desde la que seguir aprendiendo.</p><blockquote><p>Con otros activos, como el <strong>inmobiliario</strong>, he tomado otra decisi&#243;n: <strong>delegar</strong>.</p></blockquote><p>No porque piense que sea mejor o peor activo (al rev&#233;s considero que es muy bueno), sino porque, de momento, no me apasiona tanto como las acciones. </p><p>Y como no me apasiona, no he invertido las mismas horas en formarme a fondo; as&#237; que, hoy por hoy, no considero que el inmobiliario est&#233; dentro de mi c&#237;rculo de competencia.</p><p>Entiendo las din&#225;micas generales del sector, c&#243;mo se genera rentabilidad, etc. Pero no me siento c&#243;modo valorando si un inmueble concreto es realmente bueno o malo, ni si su precio refleja esa calidad o no. </p><blockquote><p>Y para m&#237;, al final, invertir bien va de eso: <strong>calidad a buen precio</strong>.</p></blockquote><p>Como no tengo esa seguridad, prefiero delegar esta parte en gente que s&#237; la tiene.</p><p>Y aqu&#237; es donde entra <strong><a href="https://balize.com/es?utm_campaign=106607865-Quality_Value_Newsletter_&amp;utm_source=email&amp;utm_medium=newsletter_qualityvalue&amp;utm_term=madrid_franciscosilvela&amp;utm_content=balize_qualityvalue_noviembre">Balize</a></strong><a href="https://balize.com/es?utm_campaign=106607865-Quality_Value_Newsletter_&amp;utm_source=email&amp;utm_medium=newsletter_qualityvalue&amp;utm_term=madrid_franciscosilvela&amp;utm_content=balize_qualityvalue_noviembre">.</a></p><div><hr></div><h2><a href="https://balize.com/es?utm_campaign=106607865-Quality_Value_Newsletter_&amp;utm_source=email&amp;utm_medium=newsletter_qualityvalue&amp;utm_term=madrid_franciscosilvela&amp;utm_content=balize_qualityvalue_noviembre">&#191;Por qu&#233; me gusta Balize para el inmobiliario?</a></h2><p>En mi opini&#243;n, Balize sabe hacer justo eso: <strong>buscar calidad y comprar a buenos precios</strong>.</p><p>Para m&#237;, una de las formas m&#225;s interesantes de acercarme al inmobiliario es a trav&#233;s de esta plataforma porque:</p><ul><li><p>Te dan acceso a un <strong>club privado</strong> con oportunidades seleccionadas.</p></li><li><p>Cada proyecto viene <strong>analizado en profundidad</strong> por su equipo, que s&#237; tiene <em><strong>expertise</strong></em> en este tipo de activos (ubicaci&#243;n, modelo financiero, etc.).</p></li><li><p>Su enfoque est&#225; muy centrado en maximizar la rentabilidad a trav&#233;s de comprar bien. Hist&#243;ricamente hablan de <strong>objetivos en torno al 15% anual </strong><em>(*Rentabilidades pasada no implican rentabilidades futuras)</em>, siempre apoy&#225;ndose en ese binomio: calidad + precio.</p></li></ul><p>No es una recomendaci&#243;n de inversi&#243;n <em>(*ver el aviso legal completo m&#225;s abajo)</em>, simplemente te cuento <strong>c&#243;mo lo enfoco yo</strong>: cuando quiero diversificar fuera de la renta variable, en vez de intentar hacerme &#8220;experto expr&#233;s&#8221;, prefiero apoyarme en gente que ya tiene ese recorrido.</p><div elevada concentraci&#243;n!</h3><p>Los <strong>dos problemas principales </strong>que nos encontr&#225;bamos cuando queremos comprar un bien inmueble son los siguientes:  </p><ol><li><p><strong>Gran capital de entrada + mucho tiempo de gesti&#243;n: </strong>para poder invertir en un solo bien inmueble necesitamos por un lado tener un gran capital de inicio y por otro lado nos costar&#237;a mucho tiempo de an&#225;lisis y gesti&#243;n. La entrada para un piso suele estar entorno al 20-30% del total del coste del piso. Por ejemplo necesitar&#237;amos &#8364;30K para comprar un piso de &#8364;150k. Adem&#225;s, habr&#237;a que sumar los gastos de impuestos de IPTV o IVA si es nueva vivienda, notar&#237;as, gestores, tasaciones&#8230; que suelen ser de 10-12%, es decir otros &#8364;15k. En total, <strong>tendr&#237;amos que tener al menos &#8364;45k, </strong>y eso siendo optimistas. Por no hablar del tiempo de visitas de los pisos, informaci&#243;n, gestiones, tramites con bancos, notario, etc. </p></li><li><p><strong>Alta concentraci&#243;n:</strong> pero si salvamos este coste de entrada e invertimos en un bien inmueble, estar&#237;amos adquiriendo 1 solo activo, estar&#237;amos concentrando todo o gran parte de nuestro patrimonio (por supuesto depender&#225; del patrimonio de cada uno) en <strong>1 sola inversi&#243;n. </strong></p></li></ol><p><strong>Mi opini&#243;n sobre la concentraci&#243;n</strong> es positiva, pero siempre y cuando sepas lo que estas haciendo. Si compras un bien inmueble, que sabes por tu conocimiento que vale &#8364;200k, y lo est&#225;s comprando por &#8364;100k, la concentraci&#243;n es buena. Lo que creo que pasa, es que sobre todo en bienes inmuebles, mucha gente cree que sabe valorar pisos pero no es cierto, <strong>no tienen los conocimientos</strong> y se lanzan a comprar un piso con todo su patrimonio y encima endeud&#225;ndose. Es cierto que puede que les salga bien, como hemos dicho es uno de los mejores activos, pero la <strong>rentabilidad probablemente no sea la esperada. Por eso, estos &#250;ltimos meses hemos estado analizando la posibilidad de <strong>diversificar en bienes inmuebles</strong>, activo que como las acciones ofrece un rendimiento a largo plazo muy positivo. Pero el <strong>problema</strong> que nos encontr&#225;bamos es que; <strong>1)</strong> para poder invertir en un solo bien inmueble necesitamos <strong>invertir mucho de nuestro capital,</strong> y <strong>2)</strong> ese bien inmueble adquirir&#237;a un peso muy relevante en nuestro patrimonio, lo que hac&#237;a que en <strong>vez de diversificar nos concentr&#225;bamos. </strong></p><p>Pues bien tras estar estudiando el mercado encontramos a <strong><a href="https://eu1.hubs.ly/H0bf2R20">Balize</a></strong>, quienes han desarrollado un modelo de Inversi&#243;n en activos inmobiliarios a trav&#233;s de una plataforma tecnol&#243;gica basada en blockchain, que facilita el proceso de inversi&#243;n en activos con alto % de rentabilidad, y <strong>lo mejor solo necesitas 10.000&#8364; el <strong>mejor activo de inversi&#243;n</strong>, el que mejor rentabilidad hab&#237;a ofrecido entre <strong>2002 y 2021</strong>, es decir durante <strong>20 a&#241;os</strong>, fueron los REITs, y2="14"></line></svg></button></div></div></div></a></figure></div><p>Este mejor rendimiento, en nuestra opini&#243;n, se debe principalmente a la <strong>inexistencia de un mercado abierto que muestre el precio de cada uno de los bienes inmuebles cada d&#237;a, cada minuto</strong>. El hecho de que el precio de la acci&#243;n pueda verse todos los d&#237;as en el <em>broker</em> de cada individuo, y que puedas comprar y vender al momento, provoca la volatilidad extrema del precio de una acci&#243;n, motivada por la avaricia y el miedo. Precisamente la posibilidad de ver las subidas y bajadas de las acciones todos los d&#237;as hace que la<strong> mayor&#237;a de los inversores medios venda por miedo y compre por avaricia, independientemente del valor real del negocio</strong>. Y justo por la imposibilidad de ver el precio cada d&#237;a del bien inmueble, este tipo de activo tiene un buen comportamiento entre el <strong>inversor medio.</strong></p><p>En definitiva viendo los datos hist&#243;ricos podemos llegar a la <strong>conclusi&#243;n que sin duda los bienes inmuebles son una buena la inversi&#243;n a la largo.</strong></p><div el precio de cada uno de los pisos cada d&#237;a, cada minuto</strong>. El hecho de que el precio de la acci&#243;n pueda verse todos los d&#237;as en el <em>broker</em> de cada individuo, y que puedas comprar y vender al momento provoca la volatilidad extrema del precio de una acci&#243;n, motivada por la avaricia y el miedo. En la bolsa ocurre que constantemente un negocio valga de un d&#237;a para otro un 5-10-15% m&#225;s o menos. <strong>&#191;Esto tiene sentido, es racional?</strong> Pues a veces si y a veces no, de ah&#237; que creamos que en la bolsa es donde podemos encontrar las mayores oportunidades de inversi&#243;n. </p><blockquote><p>Debido precisamente a la posibilidad de ver las subidas y bajadas de las acciones todos los d&#237;as hace que la<strong> mayor&#237;a de los inversores medios venda por miedo y compre por avaricia, independientemente del valor real del negocio</strong>. El &#233;xito en la bolsa reside en su mayor parte es mantener la calma y tomar decisiones de venta y compra con un pensamiento puro de inversi&#243;n; <strong>comprar barato buenos activos. </strong></p></blockquote><p>Y justo por la imposibilidad de ver el precio cada d&#237;a del bien inmueble, este tipo de activo tiene un buen comportamiento entre el inversor medio, <strong>&#191;de verdad cre&#233;is que si el inversor medio tuviera acceso cada d&#237;a al precio de sus bienes ra&#237;ces su comportamiento no ser&#237;a como el de la bolsa?</strong>. Nosotros creemos que ser&#237;a exactamente igual. </p><p>Es definitiva quitando las causas y viendo las consecuencias y los resultados, podemos llegar a la <strong>conclusi&#243;n que los bienes inmuebles son una buena la inversi&#243;n a la largo.</strong> Por ello queremos crear un espacio para hablar sobre ella. </p><p>Este primer articulo estar&#225; escrito precisamente por un <strong>inversor inmobiliario</strong> que conocemos muy bien. Mi nombre es Carlos, tengo 33 a&#241;os y vivo en Valencia. Ni soy arquitecto, ni tengo formaci&#243;n de finanzas, ni vengo de una familia inversora.&nbsp;</p><p>Hace varios a&#241;os, un d&#237;a tomando unas cervezas con un amigo, que hoy en d&#237;a tambi&#233;n es mi socio, nos dimos cuenta de que ambos ten&#237;amos inquietud en invertir y que hab&#237;amos pensado en viviendas.&nbsp;</p><p>Descubrimos que el formato de comprar y alquilar era lo que and&#225;bamos buscando: inversi&#243;n inicial razonable, patrimonio que se revaloriza e ingresos (casi) pasivos mes a mes. <strong>Decidimos empezar con una primera casa a medias y en el momento en que escribo este art&#237;culo tenemos 5 viviendas, estando en proceso de adquirir la sexta.&nbsp;</strong></p><h3><strong>2- &#191;Por qu&#233; invertir en inmuebles?&nbsp;</strong></h3><p>Hoy en d&#237;a disponemos de un ampl&#237;simo abanico de opciones perfectamente v&#225;lidas para invertir nuestros ahorros: acciones, fondos indexados, productos derivados, crypto&#8230; por lo que invertir en ladrillo puede parecer incluso anticuado.&nbsp;</p><p>La <strong>Inversi&#243;n Inmobiliaria </strong>tiene muchas <strong>ventajas</strong>, entre ellas las siguientes:&nbsp;</p><ul><li><p><strong>Solidez: </strong>literal y figurada. Se trata de algo tangible, que puedes ver y tocar. Esto ofrece garant&#237;as sobre ciertos productos, que no dejan de ser datos en un servidor. Adem&#225;s, es algo sencillo. Personalmente me gusta invertir en aquello que entiendo, y pocas inversiones m&#225;s simples hay que comprar una vivienda y alquilarla.&nbsp;</p></li><li><p><strong>Patrimonio futuro: </strong>se trata de bienes que incrementan el Patrimonio personal, de manera que una vez est&#233;n pagadas las hipotecas, son activos. Mientras se explotan van generando ingresos, pero tambi&#233;n pueden venderse en un futuro. Es cierto que su liquidez es reducida, especialmente en tiempos de crisis, pero por contraprestaci&#243;n suponen un buen legado para tus herederos. Adem&#225;s, se van revalorizando con el tiempo, lo que supone una excelente protecci&#243;n frente a la inflaci&#243;n.&nbsp;</p></li><li><p><strong>Retorno inmediato: </strong>bien hecho, generan ingresos (casi) pasivos de forma mensual. El famoso <em>Cash Flow</em>. Hay muchas inversiones que requieren de una larga espera hasta cobrar los beneficios, en caso de que los haya. Mediante el modelo de comprar para alquilar, desde casi el principio se perciben rentas con muy poco esfuerzo. Esto permite pagar los gastos derivados de la inversi&#243;n y tener un excedente que puede ser reinvertido, generando un <em>efecto bola de nieve</em>.&nbsp;</p></li><li><p><strong>Tendencia: </strong>Pese a que el negocio de comprar para alquilar existe desde la Antig&#252;edad, la vivienda es una necesidad b&#225;sica del ser humano que no va a dejar de existir. Dentro&nbsp;de 50 a&#241;os todos seguiremos necesitando un lugar donde dormir. Adem&#225;s, el alquiler frente a la compra es una tendencia en aumento. </p><p></p><p>Por un lado, en <strong>Espa&#241;a</strong> el porcentaje de personas que viven en r&#233;gimen de alquiler es significativamente menor que en el resto de Europa, pero poco a poco va acerc&#225;ndose.&nbsp;</p><p></p><p>Por otro lado, cada vez es m&#225;s dif&#237;cil el acceso a la vivienda. Generaciones pasadas pod&#237;an permitirse comprar viviendas con sueldos normales pero las generaciones actuales lo tienen m&#225;s complicado. Que cada vez menos gente pueda permitirse comprar dispara la demanda de alquiler, especialmente en las ciudades y su periferia.&nbsp;</p></li><li><p><strong>Financiaci&#243;n: </strong>una de las principales razones es el apalancamiento. Pero a diario los bancos conceden importes significativos para comprar viviendas. Adem&#225;s, las condiciones de financiaci&#243;n de las hipotecas son mucho mejores que las de los pr&#233;stamos personales, lo que facilita que con un desembolso inicial reducido puedas adquirir inmuebles de varias veces dicha cantidad.&nbsp;</p><p></p><p>Hay muchas opiniones a favor y en contra de recurrir a financiaci&#243;n, pero personalmente soy un gran defensor del apalancamiento. Eso s&#237;, debe ser <em>deuda buena</em>. La deuda mala es aquella que te lastra. La deuda buena es aquella que te permite crecer. El apalancamiento financiero, utilizado con cabeza y sentido com&#250;n, es una palanca que te permite conseguir tus metas mucho antes. A fin y a cuentas, esa deuda no la vas a pagar tu; la pagar&#225;n tus inquilinos.&nbsp;</p></li></ul><p>Pero no todo son bondades, tambi&#233;n tiene sus <strong>desventajas</strong>: </p><ul><li><p><strong>Primero, invertir en inmuebles es simple pero no es sencillo</strong>. Es necesario tener un buen conocimiento de las diferentes zonas y, sobre todo, una gran visibilidad de los gastos. M&#225;s del 50% del &#233;xito reside en acertar con los costes de compra y reforma, partidas que es f&#225;cil que se disparen. Tambi&#233;n es cierto que requiere de un capital inicial mayor que otras inversiones.&nbsp;</p></li><li><p><strong>En segundo lugar, no todas las ciudades son adecuadas para dicha inversi&#243;n. </strong>Las mejores oportunidades no se encuentran en las grandes ciudades ni en las avenidas principales, si no en barrios humildes o en ciudades-dormitorio perif&#233;ricas. Igualmente, el tipo de vivienda que arroja mejores rentabilidades est&#225; en los 50.000-70.000 euros de venta. Si visitas habitualmente portales como Idealista, sabr&#225;s que no abundan esos precios, pero sabiendo d&#243;nde mirar y qu&#233; buscar, las oportunidades est&#225;n ah&#237;.&nbsp;</p></li><li><p>Y finalmente, <strong>requiere esfuerzo</strong>. No es una inversi&#243;n 100% pasiva y, sobre todo al principio, hay un mundo por descubrir. A cambio, si te gustan los inmuebles, es muy entretenido.&nbsp;</p></li></ul><h3><strong>3- &#191;En qu&#233; viviendas invertir?&nbsp;</strong></h3><p>La teor&#237;a est&#225; muy bien, pero la primera pregunta que nos hac&#237;amos es <strong>&#191;realmente existen estas viviendas? &#191;C&#243;mo de rentable resulta?&nbsp;</strong></p><p>Normalmente buscamos la misma tipolog&#237;a de viviendas. Es importante tener en cuenta que la m&#225;xima rentabilidad no se obtiene con las viviendas que salen en las revistas, m&#225;s bien todo lo contrario. Existe un suelo de precios de alquiler por debajo del cual, simplemente no hay viviendas disponibles. Adem&#225;s, los precios de venta crecen con mayor pendiente que los precios de alquiler, por lo que, por regla general, cuanto m&#225;s barato sea un inmueble, mejores rentabilidades se obtienen.&nbsp;</p><p><strong>Por poner un ejemplo,</strong> un piso de 80.000 euros puede alquilarse por 650&#8364; al mes. Un piso de 160.000 euros (el doble) se alquila por 1.000 euros al mes. En otras palabras, con el doble de inversi&#243;n, obtendr&#237;amos s&#243;lo un 50% m&#225;s de rentabilidad.&nbsp;</p><p>Por otro lado, los <strong>pisos </strong><em><strong>demasiado baratos</strong> </em>suelen estar asociados a zonas conflictivas o demasiado problem&#225;ticas. Para nosotros, la soluci&#243;n de compromiso son <strong>pisos situados en barrios humildes y trabajadores, relativamente cerca del centro de la ciudad o bien conectados con transporte p&#250;blico</strong>. Buscamos que tengan unos <strong>costes iniciales bajos</strong>, de manera que con un sencillo lavado de cara (pintar, arreglar desperfectos, actualizar levemente) se puedan poner en circulaci&#243;n.&nbsp;</p><p>Es cierto que pisos a&#250;n m&#225;s baratos dar&#237;an mejores rentabilidades, pero consideramos que no compensa por los problemas que pueden ocasionar. Al final, cuanto m&#225;s contento y a gusto est&#233; el inquilino, menos probable es que se vaya.<strong> </strong></p><blockquote><p><strong>Un inquilino feliz es un inquilino invisible; s&#243;lo sabes que existe cuando se ingresa el alquiler.&nbsp;</strong></p></blockquote><p>Tambi&#233;n es importante tener en cuenta los <strong>costes de mantenimiento</strong>. En l&#237;neas generales, fincas cuidadas son preferibles, ya que ser&#225; m&#225;s f&#225;cil que los dem&#225;s vecinos colaboren en el mantenimiento de la misma. Normalmente buscamos pisos sin ascensor (menores gastos de comunidad y electricidad), por lo que es recomendable buscar primeros o segundos. Si vives en un piso bajo, subir un piso a pie no suele ser problema; si vives en un quinto sin ascensor es probable que te mudes en cuanto puedas s&#243;lo por librarte de las escaleras.&nbsp;</p><p>Finalmente, existe una <strong>componente social.</strong> Personalmente creo que poniendo m&#225;s pisos en circulaci&#243;n se aumenta la oferta, permitiendo que m&#225;s personas puedan tener un hogar. Naturalmente el motivo de invertir es ganar dinero, pero si lo que haces no s&#243;lo no hace da&#241;o a nadie si no que adem&#225;s ayuda a mejorar la situaci&#243;n general, mejor todav&#237;a.&nbsp;</p><h3><strong>4- &#191;Qu&#233; n&#250;meros nos salen?&nbsp;</strong></h3><p>A continuaci&#243;n, muestro un ejemplo real de uno de los pisos. Si bien algunos son m&#225;s rentables que otro, la mayor&#237;a est&#225;n en una horquilla similar.&nbsp;</p><ul><li><p><strong>Tipolog&#237;a: </strong>primer piso, sin ascensor, 80m2, 2 habitaciones.&nbsp;</p></li><li><p><strong>Precio de Compra: </strong>80.000 euros&nbsp;</p></li><li><p><strong>ITP: </strong>10% en la Comunidad Valenciana&nbsp;</p></li><li><p><strong>Notar&#237;a+Gestor&#237;a+Registro: </strong>aproximadamente 1.500&#8364;&nbsp;</p></li><li><p><strong>Inmobiliaria: </strong>2.000&#8364;&nbsp;</p></li><li><p><strong>Reforma: </strong>3.000&#8364;. En este presupuesto suele entrar pintar, cambiar enchufes y mecanismos, arreglar desperfectos menores y actualizar cocina y ba&#241;o (sanitarios, grifer&#237;a, mueble de ba&#241;o, horno, placa de cocinar, campana extractora y termo el&#233;ctrico). Tambi&#233;n es conveniente cambiar las luces de la casa: no supone un gran coste y la vivienda gana enteros con buena iluminaci&#243;n.&nbsp;</p></li></ul><ul><li><p><strong>Coste inicial total: </strong>en este ejemplo ascienden a 94.500&#8364;&nbsp;</p></li><li><p><strong>Hipoteca: </strong>siguiendo nuestra filosof&#237;a de inversi&#243;n, nos apalancamos al m&#225;ximo. Como he comentado previamente, esto tiene ventajas y desventajas, siendo una decisi&#243;n bastante personal.&nbsp;</p></li><li><p><strong>Costes de mantenimiento: </strong>los habituales en este tipo de inmueble.&nbsp;</p></li><li><p><strong>Cashflow mensual: </strong>este valor es extremadamente importante. En este ejemplo, el piso arroja un cashflow positivo de 311&#8364; al mes. Es decir, una vez est&#225; en operaci&#243;n, todos los meses &#8220;sobran&#8221; 311&#8364; despu&#233;s de cubrir los gastos. Lo ideal es que este margen suponga en torno al 50% de los ingresos de manera que, una vez se tienen varios pisos, con que la mitad de ellos est&#233;n alquilados todo el sistema rentabilidad de un bien inmueble)</strong></em></p><p>Pasamos por tanto a la parte clave: <strong>la rentabilidad</strong>. Hay muchas formas de calcular la rentabilidad y no hay ninguna mejor que otra. Lo importante es saber exactamente de qu&#233; estamos hablando y no confundir peras con manzanas. Al final, cuando uno eval&#250;a una vivienda, siempre suele utilizar el mismo tipo de rentabilidad. Da igual cu&#225;l escoger, el <strong>objetivo es poder evaluar c&#243;modamente si es una buena inversi&#243;n o no. </strong>Lo dif&#237;cil comienza cuando empiezas a hablar con otras personas ya que cada uno lo mide de una manera distinta. </p><p>Personalmente me gusta trabajar con tres, tal y como recoge el Excel previo:&nbsp;</p><ul><li><p><strong>Rentabilidad Bruta: </strong>esta es la m&#225;s sencilla de calcular: Alquilerx12 meses / Importe total compra. Hay quien considera s&#243;lo el importe de compra del piso; personalmente prefiero tener en cuenta impuestos y otros gastos para tener una foto m&#225;s real de la inversi&#243;n.&nbsp;</p></li><li><p><strong>Rentabilidad bruta sobre fondos propios: </strong>esta tiene en cuenta el Alquiler x 12 meses / capital aportado. Depende principalmente del % de financiaci&#243;n.&nbsp;</p></li><li><p><strong>Rentabilidad NETA sobre fondos propios: </strong>es la que m&#225;s me gusta. B&#225;sicamente eval&#250;a la rentabilidad de lo que ganas de verdad (cashflow) respecto a lo que has invertido inicialmente.&nbsp;</p></li></ul><div><hr></div><p>Esta es la <strong>histor&#237;a de Carlos</strong>, esperamos que os haya gustado.
